a) Property Owner grants Guest a limited, revocable license to occupy the Property for the specified dates which has been booked in advance. This license is not a tenancy and does not confer any rights or interests in the Property.
2. No Right to Extend Stay:
a) Guest acknowledges and agrees that this permission to occupy is strictly for the specified dates and that there is no automatic right to extend the stay. Any extension of the stay must be approved by Property Owner in writing.
3. Property Rules:
a) Guest agrees to abide by all rules and regulations set forth by the Property Owner, which may be changed at any time without notice.
b) Guest agrees to maintain the Property in a clean and orderly condition. c)Guest agrees to be responsible for any damages to the Property caused by Guest or Guest's invitees.
4. Liability Waiver:
a)Guest assumes all risks and liabilities associated with the use of the Property, including but not limited to accidents, injuries, and property damage.
b)Property Owner shall not be liable for any loss, damage, or injury, whether direct or indirect, arising from Guest's use of the Property.
5. Security Deposit:
a) The guest agrees to pay a security deposit of One Week’s or one month's rent to the Property Owner depending on the package.
b)The security deposit may be forfeited to cover any damages or cleaning fees.
6. Cancellation Policy:
a)Guest Cancellation:
i) If the Guest cancels the reservation 24 hours or prior to the start date, 100% of the total rental fee will be refunded.
ii) If the Guest cancels the reservation less than 24 hours prior to the start date, no refund will be provided.
b)Property Owner Cancellation:
i) The Property Owner reserves the right to cancel the reservation at any time, with or without notice. ii) If the Property Owner cancels, the Guest will receive a full refund of all payments made
c) Package Cancellation:
If the guests book for weekly or Monthly packages they should inform the property owner a week before or a month before leaving the property and advance payment will be deducted from the rent.
7. Governing Law:
a)This Agreement shall be governed by and construed in accordance with the laws of the England and Wales
8. Entire Agreement:
a)This Agreement constitutes the entire agreement between the parties and supersedes all prior or contemporaneous communications, representations, or agreements, whether oral or written.

Welcome to Rents Rooms Service.
Registration and Documentation:
Partners registering through our website must accept the Terms of requirements to advertise and manage their property.
All documents and certifications must be maintained in the partner's profile page as a Landlord.
We will notify partners about document expiration or invalidation.
Property Listing:
After property verification, Landlord partners will be granted permission to list their property.
Our Dedicated Team Members may also list properties on our website.
We reserve the right to share listings across Social Networks and OTA platforms.
Contract Terms:
Minimum contract duration is 12 months.
Contract auto-rolls until dispute or cancellation.
A minimum 10% fee applies to advertised amounts on our website and Other OTA.
Financial Management:
We collect Booking fees and Package Prices on behalf of property Landlords.
Payments to Partners are made at month-end after Service Fee deduction.
Services and Maintenance:
Guest disputes will be resolved through PRS service.
Weekly cleaning by Rent & Rooms Cleaning Team costs £50 per month.
Repairs and certifications are the landlord's responsibility.
Our Repair Team is available with applicable service charges.
Partnership Cancellation:
Two-months notice period required to stop advertisement and management.
Notice period includes evacuation of property and booking stoppage.
Privacy and Security:
As ICO members, we strictly maintain privacy standards.
Guests must provide accurate information and valid ID proof.
False details or Invalid IDs will result in booking termination without refund.
